Tell City, IN — Perry County welcomes a new era in housing as Hoosier Heights Subdivision opens Phase 1 lot reservations, giving families and individuals the opportunity to build custom homes just outside Tell City. Developed by JK Forever Homes, led by Kourtney and Jeff Casebolt, Hoosier Heights addresses the region’s growing demand for quality, modern housing.
Located off State Road 237, Phase 1 offers 33 lots ranging from about 0.25 to over 0.5 acres, each designed for privacy and curb appeal. Buyers can choose from ten customizable floor plans — each named after a Casebolt family member — or work with JK Forever Homes to adapt or create a semi-custom design. Homes can be built on slab, crawl space, or basement foundations, with energy-efficient features such as tankless gas water heaters, gas furnaces, and blown-in cellulose insulation. All homes include natural gas, electric, water, sewer, and high-speed internet access.

No upfront money is required to reserve a lot while plans and financing are finalized, and construction typically completes within six months of breaking ground.
A spec home, “The Kyla,” is already under construction and is expected to be completed by August, with an open house planned during the Schweizer Fest. Prospective buyers will be able to tour the model and experience the community firsthand. JK Forever Homes will list available homes and lots on platforms like Zillow and Realtor, and provide regular updates, photos, and video tours on their website and social media channels.

The $10.3 million first phase is supported in part by Indiana’s READI program, which provided matching funds to help bring infrastructure to the site. The development is not governed by a traditional homeowners association, giving residents flexibility while maintaining community standards through covenants.
Current incentives include a free landscaping upgrade for contracts signed in May, with additional promotions planned throughout the year. Open house events and community showcases will be scheduled around local events, inviting prospective buyers to tour the subdivision and available home plans.
JK Forever Homes, founded in 2016, is a family-run business with a team of 15 employees and a record of successful developments in Perry County. The Casebolts’ previous work in The Highlands subdivision set the foundation for Hoosier Heights, which is poised to become Tell City’s premier new neighborhood.
